Freehold areas

Foreign nationals can buy freehold in designated areas, which include many of the main residential districts.

The process

  1. Agree terms and sign a memorandum of understanding with the seller, usually with a deposit.
  2. Obtain the developer's no-objection certificate for resale properties.
  3. Transfer at a Dubai Land Department trustee office, paying the purchase price and fees.
  4. Receive the title deed.

Fees

The Dubai Land Department transfer fee is 4% of the purchase price, plus registration and trustee fees, and agent commission if used.

Off-plan

Payments are made into escrow accounts regulated under Dubai law, with registration on the interim register until completion.

Owning through a company

Property can be held personally or through eligible companies, including RAK ICC and some free zone companies, subject to Dubai Land Department rules.

Can I get a mortgage as a non-resident?

Some UAE banks lend to non-residents, generally with larger deposits than for residents.
